Feasibility Studies
Feasibility studies are key to understanding what can be done, and what cannot be done on your site. Each site will be zoned in a particular way, with the zoning defining key areas of what the design must achieve in order to gain compliance from either the Council, for Development Applications (DA), or the nominated Principal Certifying Authority (PCA) for Complying Development Certificates (CDC). The factors in our feasibility studies will look at how much of the site you are able to use, the square meterage of your building, the maximum height, and other key considerations.
Planning Consultancy
Every Development Application (DA) that is submitted to Council requires a Statement of Environmental Effect (SEE) to be prepared. A SEE provides information on the proposed development and notes how it is designed in line with relevant planning controls, like the Local Environmental Plan (LEP) and Development Control Plan (DCP). It also takes into account State Environmental Planning Policies that need to be adhered to so that the development can be approved. If standards like height, or floor space ratio (to name a few) are breached, Council will require a clause 4.6 variation request to be submitted alongside the application.
