Complying Development Certificate (CDC)
Complying Development Certificates (CDC) are a fast-tracked method to gain development consent. This pathway requires the engagement of a Principal Certifying Authority (PCA) to approve drawings for construction. This method although is quicker, requires strict adherence to State Environmental Planning Policies (SEPP) Exempt and Complying Development Codes 2008 (‘Codes SEPP’). This may mean less building area than if a Development Application (DA) approach was taken. A PCA can be engaged directly by you, or by our team.
Development Application (DA)
Development Applications (DA) are a standard pathway to obtain development consent for projects that may not meet the strict requirements of Complying Development. This process involves submitting an application to the local council, which assesses the proposal against local planning controls, including the Local Environmental Plan (LEP) and Development Control Plans (DCP).
While the DA process can take longer than a Complying Development Certificate (CDC), it often allows for greater flexibility in design and building area.
